Dubai Real Estate Prices Nearly Quadruple Since 2021

According to figures released on Thursday, Dubai real estate prices have nearly quadrupled since 2021.

Real estate sales in the first nine months of 2025 grew in value from Dh104 billion to Dh 499.1 billion, representing a 379.9% rise over the same time in 2021. Furthermore, the number of transactions jumped from 43,200 to 158,400, representing a 266.7 percent rise.

The steep upward curve for the January-September period has resulted in a 20.6 percent increase in transactions and a 32.4 percent increase in total sales value in just the last 12 months.

According to fäm Properties market analysis, average monthly real estate sales surged dramatically this year, rising from 14,600 transactions totaling Dh41.89 billion in the first nine months of 2024 to 17,600 deals totaling Dh55.46 billion.

For investors, the Dubai real estate market’s impressive upward trend indicates long-term stability and prosperity.

In compared to the same period last year, average sales volumes and values increased in the apartment, villa, company, and land sectors. DXBinteract data show that since 2021, there has been a consistent pattern of substantial growth in all sectors.

“During this period, property values have grown faster than the number of deals in all segments, highlighting strong all-round market momentum,” said Firas Al Msaddi, CEO of fäm Properties. “Rising prices are driving much of the market’s growth, which is especially encouraging for investors. While apartment sales still dominate, there have been exceptional gains in both value and volume across all asset classes. This balance highlights the market’s depth and resilience, underpinning the long-term stability and sustainable growth that investors are seeking.”

Apartments experienced the greatest gain in value over the previous five years, rising 451.7 percent from January to September, from Dh43.6 billion to Dh240.5 billion, since 2021. Furthermore, the number of transactions climbed dramatically, from 28,100 to 123,400, or 339.1%.

The number of villa transactions increased by 144.3 percent to 27,600, with a total value increase of 302 percent to Dh162 billion.

Over the first nine months of this year, plot sales increased 378.7% from Dh17.8 billion in 2021 to Dh85.2 billion, while deals increased 61.9 percent to 3,400 transactions.

Meanwhile, commercial real estate sales climbed by 413.6 percent, totaling Dh11.3 billion. Additionally, there were 4,000 transactions, a 150 percent increase.
