Dubai Property Market Nears AED 500 Billion Following Historic Third Quarter

With nearly half a trillion dirhams in transactions over the first nine months, Dubai’s real estate market hit a new quarterly high in the third quarter of 2025.

According to market data, 59,228 sales transactions totaling Dh170.7 billion were made in Q3, representing a 17.2% increase in volume and a 19.9% increase in value over the same period the year before. DXBinteract data shows that 158,200 transactions of AED 498.8 billion were made between January and September. Compared to the same period in 2024, this represents a 32.3% increase in value and a 20.5% increase in volume.

Apartments made up most of the activity, with 49,370 units sold for Dh94.3 billion, up 25.9% from the previous year. There were 1,565 commercial transactions, worth Dh4.2 billion, an increase of 41.9%. Plot sales increased 25.7% to Dh36.1 billion, or 1,214. According to the latest data from Provident Estate, studios and one-bedroom apartments were especially popular among young professionals and entry-level investors, while villas and townhouses were preferred by families searching for modern, master-planned communities.

Villas saw 7,078 sales worth Dh43.1 billion, a 23.3% drop in volume but one that was supported by higher prices, with a median price per square foot up 11.4% to Dh1,685.

According to data from fäm Properties, quarterly sales have risen from Dh17.9 billion in Q3 2020 to Dh42.5 billion in 2021, Dh69.1 billion in 2022, Dh109.4 billion in 2023, and Dh142.3 billion in 2024, demonstrating Dubai’s remarkable post-pandemic growth.

One of the main motivators is still expensive transactions. The most expensive deal in Q3 was a Dh250 million house in Jumeirah Second, while the highest-priced apartment sold at Aman Residences Tower 1 was Dh174 million. Properties worth more than Dh5 million accounted for 10% of all sales, with the largest percentage (38%) falling between Dh1 million and Dh2 million. 73% of transactions by volume were off-plan acquisitions.
